In 2003, Garth Yeates made plans to construct a Comfort Inn Motel in Riverton.  The plans also included an area for a future restaurant to be located adjacent to the motel.  Quinn and Company of Lander retained James Gores and Associates to provide the site and utility design for the proposed motel to be located on the north edge of town. Several meetings were held with the Architect, Owner, and Consulting Engineers to coordinate the design for the new motel.
 
Site and Utility Design: The project involved the site development for vacant property north of K-mart and directly west of Burger King on the north end of Riverton. The elevation of the property sat several feet below the adjoining property. The design involved the placement of 12,000 cubic yards of pit run material to bring the site up to grade. The location of the building was to be placed so that the new motel would be in line with K-mart. The floor elevation of the motel was established after determining the final grade for the site. A survey was conducted of the site and using the survey data the grading for the site was designed using the Geopak software. After reviewing the soils report, a pavement design was established for the vehicle and truck roadways to the site as well as for the parking lot. 
 
The project also involved storm drainage design, design for the installation of water and sewer lines from the City of Riverton mains to the new building, and the placement for the private utilities. Fire flows were evaluated and fire hydrants placed in strategic locations. A post indicator valve was designed into the water system. Utility taps were designed into the project for the future restaurant. 
 
Regulatory Permitting: Discrete coordination was required with the City of Riverton and the Riverton Planning Commission for approval of building permits. A Permit-to-Construct was required from the Wyoming Department of Environmental Quality (DEQ) for the installation of the water and sewer lines to the building. A design report was prepared and approval was gained from the DEQ for the permit. One stipulation that DEQ required for the design of the water system was the installation of a back flow prevention device to be located inside of the building. This was accomplished through coordination with the Mechanical Engineer and plumbing supplier.
