The Painted Hills area is a housing development with lovely views just outside of the Town limits of Dubois, Wyoming. Property owners in this area have a difficult time drilling wells, and there was no central water system. James Gores and Associates designed a water system for 36, four to five acre country lots in Painted Hills for this property developer with the purpose of making the unsold lots more marketable.
Project Design: One of the main issues in the project design was completing the design without delay so that bids could be obtained early in the construction season. The project was bid in February and the client received some excellent bids from very well qualified contractors resulting in substantial savings to the client. This allowed the client to also include road improvements in this project. The design of the water system went very smoothly resulting in $2,800 in savings on engineering services fees for the client also.
Regulatory Permitting: Wyoming Department of Transportation and Department of Environmental Quality permits were obtained to construct the water system. We coordinated the Town of Dubois' approval for the water system.
Construction Monitoring: Construction monitoring was provided in cooperation with a local engineer to reduce costs to the developer. The local resident engineer verified the contractor's compliance with the plans and specifications as the system was constructed and kept project records. The Riverton office provided periodic field inspections; conducted the final project inspection; and completed contractor payment requests, change orders, project closeout, and record drawings.
The construction portion of the project was $153,000 under budget.
